He’s visited over 70 unique Airbnbs and he believes that having an all-around superb Airbnb is necessary starting now.

When he’s choosing an Airbnb, the biggest thing he’s looking for is a hook that’s going to get people to want to watch. Time for #STRShareSunday and this week we want to share the Tiny Mountain Cabin!

Located in northern Georgia and hosted by Meg, the Tiny Mountain Cabin is 600 square feet of well-designed, well thought-out space. This space sleeps 6!

What do we love about this cabin? First of all, what an AMAZING exterior paint color. We love embracing the darker exterior colors, and it looks so cool juxtaposed in the middle of the forest. They have 56 (yes, 56) pictures in their listing, but we looked at every. single. one.

GORGEOUS. When can we visit!!?

78 | What to Consider When Hosting Photo Shoots in Your Rental

Uncategorized Sep 03, 2020

You may have entered this business with short-term rentals in mind, but there are SO many ways to make money off of your property. Why limit yourself to just one?

In our last episode with Brett and Ashley Nobles, we talked all about location rentals, and we want to revisit the topic a bit. If you are just charging your nightly rate for a location rental, you are leaving a lot of money on the table—and opening yourself up to some serious liability. Let’s walk through some of the things you need to consider when hosting photo shoots, video, or corporate meetings at your location.

Get clarity on what types of photoshoots are taking place in your property. Some photography...

Regulations

You need to be aware of the regulations in your zone. Regulations may dictate which listings you have to close down, but it can also inform how you have to handle the process. The most important thing is honoring the contract that you have with your guest.

73 | 5 Overlooked Aspects of a Management Contract

Uncategorized Jul 30, 2020

Whether you are on the management side of a short term rental or you have your own short term rental and hope to hire a manager someday, understanding rental management agreement contracts is essential.

We’re going to discuss the top 5 things that you may not think about in your contract:

  • Agreement for routine maintenance permission

In the contract, there will be an agreement that maintenance under a certain price point will be under the manager’s discretion to get it done without having to bother the owner. You want to have this fleshed out beforehand so it doesn’t become an issue or point of contention down the line.

In the contract between the manager and the owner, the manager is going to require the owner to carry at all times (and at the owner’s expense) public liability insurance. The owner needs to be covered and the manager or their business also needs to be listed as insured. Any insurance agent will be able to walk you...
