Sarah King has pivoted from the world of Dave Ramsey & long term rentals, into the world of leverage and mid-term, furnished rentals. After accumulating piles of debt and seeing all of her money go straight to bills, Sarah decided it was time to make a change and claim financial independence. Beginning in 2020, Sarah has since rebuilt her entire portfolio from 0 units back up to 13 units after a divorce, all with a three year old in tow and while working full time!

Celia asks:
I’ve been researching and preparing to get into the STR business. How do you pitch a landlord on subletting a property to list on Airbnb (aka rental arbitrage)?

It's time for #strsharesunday! Today we are sharing On Waters Edge!
This Gatlinburg, TN cabin is taking the whole cabin vibes thing all the way
Here's an interesting tidbit: a guest painted them a beautiful picture of the water from their deck, and gifted it to the host. Little did she know, the host was having a 12 hour brain surgery the same day the guest was painting this one-of-a-kind painting during her stay
There's a lot of chatter on social media about guests being messy or breaking things, but we don't always hear these kinds of stories: leaving an original piece of art to this host on a day where she really needed it without knowing what was going on in her world is just beautiful.

It's time for #strsharesunday! Today we are sharing the Texas Collective These hosts have two properties: an A-frame and a container home. We talk about about this all the time: they are using one instagram account for multiple properties.
We know there's a lot to manage: your life, your property, and social media, so our advice is to try to keep it simple, and The Texas Collective is doing just that.
These properties are G O R G E O U S. We haven't seen a feed this beautiful in a long time. You're going to get lost in it like we did! We love their horseshoe wall (it IS Texas after all ), their meditation area (we haven't seen this much), their cowboy hot tub, and how they've designed their amenities. These properties are just so photogenic, so head on over to their account and get some design and travel inspo!
