With his background and expertise, Sean helps STR owners understand the risks of using off-the-shelf cleaning products vs. commercial grade chemicals, the importance of using concentrates, and how smell remains an important factor for your guest’s comfort and sense of cleanliness.

Welcome to another Ask Me Anything (Ask Us Anything?) episode! Each week we’ll answer your questions on STR, real estate, OTAs, and everything in between.
Lindsey asks:
Our most recent STR purchase came with an old church built on the property. We’ve been booking it as a wedding venue, but if we wanted to turn it into its own rental unit, what’s the best setup for this? Would it be a draw as a unique STR listing?

It’s time for #strsharesunday! Today we are sharing Stay Villa Mila
Not to be confused with Stay Milli Vanilli... girl you know it's true, we want to stay at your short-term rental!
What we really want people to pay attention to is the amazing nook that they've turned into a gaming, puzzle, and book area. We love the way they've built it into the home and how they've organized the space. It's such a nice thing to offer to their guests... I mean who doesn't love a board game or a puzzle, especially on a rainy day!?
They also have an amazing use of color in this home. The colors are bright and vibrant with such nice attention to detail. We love to see it!

Alex Sabio is a married father of four from Southern California. He has been in healthcare for over 20 years, and focuses on helping other healthcare workers become financially free through investing in STRs.
Alex had a rocky start in real estate investing, including bankruptcy, builder issues, and even a Ponzi scheme. But through it all, he always had an innate feeling that he was making the right moves, and continued to persevere through these struggles. Today, he’s thriving with multiple properties, and always networking with partners and fellow hosts to find new opportunities.

Are there restrictions around offering alcohol to your guests, whether as a check-in gift or as an upsell to “stock the bar?”

It’s time for #strsharesunday! Today we are sharing Happy Camper Chalet
Annette may have botched the pronunciation of their location (but gold star for trying, right?) on the pod, but these hosts are celebrating the classic Canadian getaway, and it is SO gorgeous.
What we want to talk about with this particular property, and this is something we talked about in our live event, is bringing the history of a brand to continue the legacy. We love how Happy Camper Chalet has brought the history of their property through old black and white photos of the Chalet, a vintage radio and record player, old signs, thrifted hats, tennis rackets, and lamps, and their grandma's old binoculars. They've done an amazing job weaving nostalgia into their property and their brand!
How can you tie in history to your property?

I’m putting a hot tub on the deck at my property, and I’m wondering how high the railing surrounding the hot tub should be?

To celebrate our 200th episode we’re recapping all the best moments from our very first live event: TFV Live! Experience at the Sahara Las Vegas.
Kenny Bedwell from STR Insights – STR real estate deals are both emotional and logical. Don’t just chase the right returns; make sure you’re investing in towns and communities that you have a connection with and are passionate about.
Creative Funding Panel – There are a myriad of ways to make a real estate deal happen. Don’t stop if you get turned down by one or two banks; keep asking, and keep pitching. (Or, be like Mike Hicks, and focus on private lenders over banks!)
Sean Kemper from Kemper Industries – Make sure you have the proper array of cleaning supplies for your STR (and your home). Not every solution works with every type of mess; whether it’s mold, pet messes, or salt & snow from winter, you need the right product for each scenario.

It’s time for #strsharesunday! Today we are sharing DB Dens
We get this question a lot: "If I have more than one properties, should I have more than one instagram/website?"
Host Brooke is a great example of how to combine properties, and we love what she's done to highlight both her properties using one account.
She has a LinkTree where you can book direct and SAVE (super convenient), or you can book through AirBnB. We preach having book direct sites and alternative ways to book your property, so we love that she incentivizes it while also offering something like AirBnB that people may feel more comfortable with.
When you subscribe to her email list, you immediately get a free guide with a perfect day itinerary for your stay in the Rocky Mountains! What a great marketing idea!
Well done, Brooke!
