#STRShareSunday

strsharesunday Oct 18, 2020

Time for #STRShareSunday! This week is a little different... since there was no episode this week, we're going to highlight one of our listings and some STR #protips

This listing is located in Columbus and hosted by Nestrs

Here's a few STR tips to glean from this space:

There is an attached garage, which the owner wasn't sure if they wanted to include, however, guests LOVE the off-street parking. Think how much you would normally pay for parking downtown! Knowing that their car is safe in a garage is HUGE for guests, so the takeaway here is even a simple amenity like parking can make all the difference for your guests!

Highlight the amazing things about your property, but also highlight the quirks. In this listing, there's only one full bathroom, and it's located on the first floor off the kitchen, while the two bedrooms are upstairs. I make sure to make this clear in the listing so my elderly guests or guests of limited mobility are aware!

This home is in a great location...

83 | Never Stop Experimenting | with Sarah Nie and Karen Gleason of POP Rentals

Uncategorized Oct 08, 2020

Never stop experimenting — that’s the theme of this conversation with the people behind POP Rentals.

Sarah Nie is a professional vacation rental manager and director of guest experiences at POP Rentals, a company she founded in 2011 and will soon be operating with Karen Gleason of POP Realty Group. Their team helps anyone buy, sell, or rent in western North Carolina. With Sarah’s expertise in helping others take full advantage of technology and Karen’s 20+ years of real estate experience, they’ve managed to take their individual strengths and combine them into a business that is greater than the sum of its parts. They both have a few topics they brought to discuss how they’re managing their rental business, and how they continue to experiment with doing things differently to remain competitive and bring in more revenue.

Eliminating refundable damage deposits

Short-term rentals are often directly competing with the hotel industry. They have...

82 | The Role of the Inspector

Uncategorized Oct 01, 2020

The turnover process is the foundation of a thriving rental business. If you’re not ready for that next guest, they are going to let you know.

One role we haven’t discussed before is that of the inspector. Whether you’re doing your research before you start renting, you’re just starting, you’re feeling hosting fatigue, or you’re a seasoned renter with hundreds of units, this information will be relevant to you. Utilizing the role of inspector effectively can be an absolute game-changer for your business. Let’s talk about how you can implement this in your business, shall we?

What the heck is an inspector?

Whether this is you in the early stages of business or part of your turnover team as your business grows, the inspector is someone who can come in after your cleaning team with a fresh set of eyes to see all the things your guests are likely going to see. Our cleaning teams are under a lot of pressure, and this role is meant to add...

Our favorite thing about their on their website, they have a pop-up where you can sign up to be notified of last minute cancellations! They collect emails before people have even stayed there. GENIUS.

81 | Stage to Rent Q&A

Uncategorized Sep 24, 2020

We are in the process of launching our Stage to Rent Academy course for anyone who wants to create a living furnishing and designing short-term rentals. So, we wanted to go over some of the questions we have received during our webinars! Regardless of whether you’re a designer, stager, owner, or host, these questions and our answers will add value to your business and get your wheels turning.

Which room should I spend the most money on: the bedrooms or the living space?

These are easily getting the bulk of the time with guests. But which one you focus on more depends on a couple of things.

  • What does your property specialize in? Are you a one-bedroom business or travel stay more downtown, or are you a sprawling vacation space? Think about how much time your ideal guests will want to spend in each area.
  • Think about what you need in the space before you start working about your dollar amount.
  • The two most expensive items are likely going to be your couch and your...

80 | How to Price Your Properties for Success | with Meg Park

Uncategorized Sep 17, 2020

Today is going to be a healthy dose of practical pricing education.

Meg Park has been working in the vacation rental industry since 2007. She answered an online employment ad for a vacation rental company in Hilton Head Island and got a job working in the key office, and since then, vacation rentals have become her passion. She has an undergraduate degree in marketing, so she quickly moved onto marketing coordinator, then marketing manager, and then marketing and sales.

Dynamic Pricing vs Revenue Management

Dynamic pricing is the pricing for a specific pricing that is being changed to match the demand for a particular property. It’s incredibly focused on what the property is able to get. Revenue management is a broader look at finances. It takes into consideration what you are paying for cleaning, what you charge your guests for cleaning, whether you’re upcharging by a few dollars to increase your own personal revenue, looking at your bottom line costs in...

#STRShareSunday: Belle Haven Cottage

strsharesunday Sep 13, 2020

Time for #STRShareSunday and this week we want to share Belle Haven Cottage !

Hosted by Elizabeth, this property sits on 150 acres in Virginia. We LOVE how concise her instagram highlights are: she makes sure she includes things to do in the area, FAQs about the property, the surrounding town, and a house tour! We went through every single one and we felt like we knew EVERYTHING we would have needed to know about staying there (HELLO Wine Trail! )

Instagram enables you to use video where AirBnb doesn't, and it's important to take advantage of that, just like Elizabeth has.

So... who's going to go make sure their instagram stories and highlights are up to par now!?

Check out Belle Haven Cottage and give them some love!
