Mandy is a military wife and mom and host of these 2 five star rentals in Connecticut - 2.5 hours away from both NYC AND Boston!

A lot of hosts that we highlight have hospitality backgrounds somewhere in their career, including Mandy, who was a former beverage director at Mohegan Sun.

What we love: Mandy does a great job highlighting not only HER space, but the surrounding area as well. She makes sure everyone knows what the amenities are in the local vacation spa community where her rental is situated. Her profile lets everyone know exactly where they are located, how to book, her LinkTree is loaded with information, and her highlights give a great overview of reviews and area attractions!

86 | House Rules: Making Your Policies Clear For Guests

Tricia at @lakesuperiorvacations asked us a question about house rules and what a host should include on their list of rules. If you’re like us, you may have an adverse reaction to the word “rules,” but they are imperative to your short-term rental, and it’s important that your guest knows what they are. It helps everybody! So, let’s talk about creating rules for your space and how to communicate them to your guest.

Here are some rule ideas you may want to offer at your property:

  • Reiterate what check in/check out times are, and outline your early or late check-in/check-out policies.
  • Guests who live in your city may not book a stay until they speak with you, and that if this is not disclosed you reserve the right to cancel a booking.
  • Be specific about what activities are or are not allowed at your property (smoking, parties, excessive noise, etc.) Also outline any fines that may be applied if these rules are broken.

What we LOVE about their instagram is that they have an island playlist to listen to on Spotify. What a great way to have your guests (and fans) tune in to your vibe! They also let everyone know on their IG account that they are just 152 steps to the ocean... talk about an island DREAM!

They have their own website, and on it they have a "featured in" section where they list all their PR. Leverage media and PR opportunities! See if your story and your space is worth sharing on blogs, podcasts (hint hint), local newspapers, you name it!

85 | Being a Tiny Home YouTuber and Airbnb Superhost | with Robert Abasolo

Robert Abasolo is a tiny home builder, “glampsite owner,” and Airbnb Superhost. Passionate about sharing his knowledge, he started a Youtube channel at the beginning of 2020 and was recently named Youtube's Creator on the Rise.

Robert and his wife packed up their bags and moved to Los Angeles, where he quickly discovered Airbnb and the financial freedom that the platform afforded him and his wife. After a successful first year where he paid off over half of his mortgage by renting out the basement, he built a tiny home in his backyard in Los Angeles, started documenting the journey on YouTube, and the rest is history.

Rob consults on how to build tiny homes around the country and how to set-up glamp listings on Airbnb. This *might* be a first... the Tahoe House shared our hashtag in a reel!

They might be new to AirBnb, but what we LOVE is that they've been creating excitement as they take us along on their journey of creating this space as they bought it and rehabbed it. They were already collecting emails before they even opened (awesome)!

Even though they aren't even open yet, they are still CRUSHING the marketing game, proving that you don't have to be an established STR to start doing these things. We also LOVE their branding: signage, pillows, coasters, custom robes (omg)... you name it! We love the brand they are building, so go give them some love!

84 | How to Give Constructive Criticism to Your Turnover Team

In the rental industry, we all REALLY depend on our turnover teams. They’re an essential part of making sure business runs smoothly and that our guests are happy. So what do you do if you notice room for improvement, but don’t want to come across as rude or obsessive?

This is not about your demands as the host, it’s about giving the guest the best experience possible. Keep in mind, no one is going to care about your business as much as you do. That being said, your turnover team is operating their own business, and they want to keep their client (you) happy just as much as you want to keep your guests happy. 

So how do we give constructive criticism to this important part of our business?

  1. Have experience in what you’re asking them to do. Make sure it’s possible and make sure they have the tools to accomplish it.
  2. Consider developing the role of inspector. It is asking a lot to have the turnover team also do an inspection.

Time for #STRShareSunday! This week is a little different... since there was no episode this week, we're going to highlight one of our listings and some STR #protips

This listing is located in Columbus and hosted by Nestrs

Here's a few STR tips to glean from this space:

There is an attached garage, which the owner wasn't sure if they wanted to include, however, guests LOVE the off-street parking. Think how much you would normally pay for parking downtown! Knowing that their car is safe in a garage is HUGE for guests, so the takeaway here is even a simple amenity like parking can make all the difference for your guests!

Highlight the amazing things about your property, but also highlight the quirks. In this listing, there's only one full bathroom, and it's located on the first floor off the kitchen, while the two bedrooms are upstairs. I make sure to make this clear in the listing so my elderly guests or guests of limited mobility are aware!
